Business Development - Manager

Role OverviewWe are seeking a dynamic and result-oriented Business Development Manager to drive the expansion of our retail network across key markets. The role involves identifying and securing new retail locations, negotiating commercial terms, conducting market feasibility studies, and coordinating store launch activities to support the company's growth strategy.

Key Responsibilities Retail Expansion & Site Acquisition

• Identify and evaluate potential retail locations in line with the company's expansion strategy.
• Conduct market research, catchment analysis, and competitor mapping.
• Develop and maintain relationships with landlords, developers, mall operators, brokers, and property consultants.
• Generate a strong pipeline of potential sites across target cities.
• Perform site feasibility assessments based on demographics, footfall, visibility, accessibility, and commercial viability.
• Lead commercial negotiations with landlords and developers.
• Finalize Letter of Intent (LOI), commercial terms, lease rentals, CAM charges, revenue share models, and fit-out periods.
• Coordinate with legal teams for lease execution and documentation.
• Ensure favourable commercial terms and cost optimization.
• Coordinate with Design, Projects, Operations, Finance, and Legal teams to ensure timely store openings.
• Track progress from site identification to store launch.
• Manage internal approvals and business case preparation for new locations.

Stakeholder Management

• Build strong relationships with:
  • Mall Developers
  • High Street Property Owners
  • Real Estate Consultants
  • Franchise Partners (if applicable)
  • Internal Leadership Teams

• Bachelor's Degree.
• 3-4 years of experience in Retail Expansion, Business Development, Leasing, or Real Estate Acquisition.
• Experience with retail brands, QSR, F&B, fashion, lifestyle, or consumer businesses preferred.
